"Thanks for a lovely welcome Paula, Peter and Weasel. The goodies were a lovely idea, beautiful cottage, everything that you needed, a home from home. Excellent location , beautiful beaches, especially Sea Palling and Horsey where you can see the seals laying on the beach. Also a little further Wells next to Sea, the beach is to die for. All dog friendly. Excellent pubs especially the Star inn. Lovely welcome. Paula is very knowledgeable about the area. Thanks for a lovely week."

Church View Cottage is a very well presented, spacious and attractive ground floor cottage adjoined to the owners' old brick
and flint cottage in the quiet village of East Ruston.  There is a fully fenced private garden area separate to the main
property with a shared driveway. The cottage is newly renovated (2014) and decorated with an interesting mixture of antique
and vintage furniture and accessories.

 

 

When you get here:  Church View Cottage is within the grounds of the main house which is accessed by a 5 bar gate off the lane.  There is room to park 2 vehicles beside the fence to the garden and access is via the front door which leads directly into ...

 

Hallway:  Hand made terracotta tiled floor with coat hanging space and room for boots etc. To the left of this is...

Dining Area:  Pine table with seating for 4, lovely pine dresser, plenty of light from the two large windows with wooden blinds, hand made terracotta tiled floor and radiator.  From the hallway area you can also go through to the ...

Living Room:  Comfy seating, large inglenook fireplace with wood burner, TV and DVD player, radiator, rugs, coffee table, shelves and great vintage nautical decor.  Ahoy there sailor!  From here you go through into the .....

 

Kitchen:  New fully fitted with cooker, fridge/freezer, washing machine, microwave, plenty of storage space and sink with a window behind it.  There is an old fireplace in this room and the owners have put an attractive framed blackboard in this space which they change each week with details of what is going on in the area.

 

Off the living room is the .....

 

Shower room:  Well fitted with a large shower cubicle with decorated screen, large Victorian style sink, toilet and heated towel rail. White tiled and some more vintage decorative features.
 

Bedroom 1:  This is to the right of the hall with a handsome double bed with good quality bed linen, duvet and pillows, wardrobe and drawer space and lovely big windows with wooden blinds looking straight out onto the private garden and with a door access into the garden. Ideal to wander straight out from your bedroom into garden and enjoy the sunrise.

 

Bedroom 2:  This is off the dining area and has an unusual and very tempting raised bed in a decorated alcove at the end of the room. 

The bed measures 5ft wide x 5ft 9inches long with good quality bed linen, duvet and pillows and real 'sleep appeal'. There is a vintage clothes cupboard and chair.  The flint wall in this room is exposed and sympathetically painted, giving you a real feel of the architecture of the cottage.

 

Outside:  The garden area is fully fenced all round with tall solid fencing and a decorative, tall wrought iron access gate close to the front door and the parking.  Bedroom 1 also has a door opening directly onto this garden which is mostly laid to grass with some robustly planted beds, a patio area with table and chairs plus a shed containing more garden furniture and a barbecue plus beach deck chairs and a wind break should you want to spend your day on any of the nearby beaches.

All major supermarkets deliver to Church Farm Cottage.  If you would like to arrange a delivery for the day
you arrive we will be happy to put it away for you if you let us know what time to expect it.
