Red Roofs is a wonderful, spacious and rambling family home in a beautiful and peaceful location with superb views across Hickling Broad. Full of an intriguing and eclectic mix of old and new furniture and fittings, the rooms are all spacious, light and airy and can very easily accommodate 8 guests. The house is detached with a large, dog proof back garden, all grass! Access is from a private and very quiet track, just across which is Hickling Broad.

Both village pubs, The Pleasure Boat and The Greyhound, are within easy walking distance and are dog friendly!

There is a 12ft rowing dinghy available to guests in the summer, moored at the Staithe just opposite the house. Real Swallows and Amazons stuff! Guests are welcome to bring their own boats by arrangement. The whole area is rural and peaceful and ideal for walking, birdwatching, windsurfing and sailing. Within 4 miles there are some lovely sandy beaches, most of which are dog friendly and quiet all year round.

Older people and dogs will find it easy to holiday at Red Roofs, the majority of rooms are on the ground floor and it isn't far to potter out into the garden or down to the water's edge.

Sitting Room: Large well lit space with French windows opening out onto the front garden, plenty of comfortable seating and solid oak furniture. TV, DVD and video. Open fireplace.

Dining Room: Large table with additional table to provide more seating. Doors into porch and then onto garden.

Kitchen: Well equipped, small table and chairs, large fridge/freezer, electric cooker, microwave, dishwasher and washing machine/dryer. Door out onto the garden.

Bathroom: Bath and separate walk in shower, toilet.

Downstairs bedrooms: Three double bedrooms.  One superking double bed (which can also be split into twin singles) and two twin bedrooms. 

Second floor bedroom: Very large room with super king size bed which can be made into two singles. Plenty of cupboard space.

Second floor bathroom: Bathroom with bath and toilet.

Outside: Large lawn and plenty of parking to the front. Very large grassed area to the back, fully enclosed and dog proof. Please email if you want more details or photos.  Garden furniture and barbecue.

Three well behaved dogs preferred but more accepted. Please contact Sue if you would like to bring more – we are very flexible! Please bring your own throws and dog towels

What we provide
All bed linen but not towels.
Good selection of cooking/serving equipment.
All place settings, glasses, table linen. Tea towels.
Fresh toilet rolls in each bathroom and kitchen roll.
Information on places to visit.
A selection of maps and books
Travel cot and highchair if required.
Electric blankets
Coal, logs and kindling for the open fire
Electricity, elec heaters and night storage heaters

Arrival time 4pm - Departure time 10am.

Guests are requested not to smoke in Red Roofs please.

Tesco, Sainsbury, Asda and Waitrose all deliver to Red Roofs, so if you want to arrange for a delivery on the day of your arrival, just let us know and we will put it all away for you.  If you would rather have local food, We Love Local Food also deliver.

Or - from the A149 at Stalham,  take the turning signposted to Sutton and Hickling and named Old Yarmouth Road. Follow the bend to the left and take the first right hand turn signposted Hickling and named Hickling Road. Turn right at the T junction (the road remains called Hickling Road). Follow the sharp left hand bend and through open countryside for approx 2 miles until you come to the staggered cross roads in the village. Turn left and immediately right into Staithe Road. Follow this road for about half a  mile going past Pleasureboat Inn which will be on your right. Continue about another quarter mile and turn right into Hill Common. You will find Red Roofs fourth property on the left hand side.
