Church Fields cottage is the largest cottage on Church Farm, which is perfect for a large family of 6, or two smaller families to go away together.  This modern converted barn is a very comfortable and easy place to stay.

  • The beaches we are so famous for – dog friendly and sandy – are a short drive away.
  • Many local dog friendly cafes and pubs to choose from too.
  • The nearby towns of Stalham and North Walsham are good for any shopping.
  • The Norfolk Broads are very easily accessible from here.  Why not take your dogs out on a boat and see this beautiful waterland area we are so lucky to have.
  • National Trust houses and famous gardens are also nearby
  • Sailing, paddle boarding, wild swimming and canoeing all easy to do here too.

 

ALL ABOUT THE INSIDE

Hall
Hang your coats and leads on the antler hooks on the wall next to the front door and use the master light switch that will turn on (and off!) all the lighting throughout the property. Each additional room has its own master switch where the individual room lights can be controlled from.

Opposite the front door is the main open plan living area.

Kitchen area
Open plan with high oak beamed ceiling. Fully fitted and very well equipped. Includes a built-in electric oven, gas hob, microwave, under-counter fridge with icebox, Freezer (63L), dishwasher and washer/dryer. Dining table and chairs to seat six.

Sitting area
Comfy leather seating with a large smart TV with DAB radio, DVD player and Freeview via a Sky box. The TV unit is stocked with DVD’s, books, magazines, games and information on places to visit. The double patio doors lead out on to the courtyard area which is for your sole use and surrounded by a 3ft high wall. From here there is access to the large communal grassed area.

Double en-suite bedroom
Modern grey fabric double bed, solid pine chest of drawers and matching bedside table units. Hang your clothes on our antique rack and hooks, with further hooks behind the door.  This room has patio doors leading out to the courtyard. The traditional sandstone tiled en-suite shower room has a large shower, basin and heated towel rail.

Double bedroom
Faux leather double bed, solid oak tall chest of drawers with matching bedside tables. Antique rack and hooks for hanging clothes, with further hooks behind the door. There is also patio doors leading out to the courtyard.

Our most versatile bedroom
The bed is a single trundle bed. This allows the room to be made up as a single, twin or the beds pushed together to make a large double. There is a chest of drawers, bedside table, boxes of toys and books, along with hooks on the back of the door to hang coats.

​Heating
Under floor heating, gas central heating and solar power. There are thermostats in the kitchen to help adjust the temperature.

​ALL ABOUT THE OUTSIDE

Parking is off road, on our land, gated and right outside your cottage.  From parking your car, a ramp or two small steps will lead you to your cottage door.  There is plenty of room for parking and turning.

The courtyard is all yours to use and is walled to approx. 4ft.  There is also access, via a gate to a safe communal grassed area, with the perimeter up to 8ft. Seating is at a wooden garden table set with a parasol and a gas barbecue for those warm days!

Beyond the parking area and separate to the cottages is a dedicated secure enclosed large paddock for guest use.  Very big, well cared for and with a warm doggy shower to use too.

WILL THIS SUIT YOUR DOGS?

The immediate outside area is a courtyard so it will be possible to hear other dogs and people (and see them over the top of the wall) but they are secure areas and a good size and if your dogs are sociable and not worried by others, it will be ideal for them.

What is good for a lot of dogs is the separate paddock just a few steps away from the cottage – it’s huge and well fenced all round with a warm shower area and seating too!


PLEASE NOTE

  • We ask that you do not smoke in our cottage.
  • Dogs are welcome to sleep on your beds but please do use the throws provided in the dog basket.
  • If you would like for them to sleep in your beds, please bring your own bedding.
  • Mobile reception in this part of rural Norfolk can be variable.
  • We do have to ask that dogs are not left unattended without being crated.

Interaction with guests
The owners live in Church Farm, so are on-site when and if required.  You are most welcome to come and knock for a chat.

Other things to note
Tesco, Morrison’s, Sainsbury, Asda and Waitrose all deliver to our cottage. If you would like to arrange a delivery before your arrival, we are more than happy to put your shopping away for you. Please request your shopping is delivered after 10am on your arrival day. We can also take in any parcels for any special occasions during your stay, we can either have these ready for you in your cottage on arrival or at the main farmhouse for you to collect when you are ready.

The Risbys –  From Left to Right – Andy, Eloise, Lauren, James, Chris, Sandra & Arna the GSD.

Once we started staying with East Ruston Cottages, we were hooked and instantly knew that this was “our” part of the world. After quite a few years of Sandra and Andy holidaying here with Lauren their daughter and her family tagging along, we stumbled across this property and it all just clicked. The main Farmhouse was big enough for our 3 generations, a big field for the dogs to run and the holiday cottages, all the boxes were ticked. So we all sold our houses in Sidcup, Kent and jumped at the move and we haven’t looked back. We love living here every day, it is like a dream come true! Sea Palling and Happisburgh beaches are our favorites, along with The Star Inn or as a special treat, The Gunton Arms for food. We hope whatever cottage you choose, you enjoy the area as much as us!
