Stylish annexe in a character house in the coastal village of Happisburgh
“Fantastic week and can’t wait to come back. Tracie was fabulous with local knowledge and Izy and Ginny enjoyed the beach walks.”
Edelweiss is a very elegant and stylish annexe in Happisburgh. All on one level with an ensuite bathroom, very well fitted kitchen and lovely big white and light open living space. The whole place has been very well thought out and the courtyard area at the front is beautifully planted, has astroturf grass, seating and a barbecue. Ideal for 2, the large sofa is also a very comfortable sofa bed so 4 people can stay here with enough room and seating.
The dog limit is flexible – based around a maximum of 4 but the owners totally understand that all
dogs and breeds are different so please get in touch with us about your dogs.
When you arrive… Pull in through the large metal (electric) gates and onto the gravel parking in front of the annexe. The main house is to the right and the annexe is in front of you. Park in front of the pallisade fencing and enter though the gate. The courtyard area here is the outside area for the annexe. Astroturf grass means no muddy paws and there is a hose outside too for washing it down. The bbq is a really neat one with a detachable top so you can take it over to the table and chairs outside (seats 4). There are even a couple of loungers for sitting out and enjoying the sunshine! The fence is approx 3ft high; better suited to dogs that don’t jump. Open the gate and enter via the front door which leads into the…
Living room: Very light and white and spacious with engineered laminate floor throughout – easy to clean. There is a large leather sofa and footstool and whilst the idea of a large white leather sofa might worry some dog owners, this has been specifically chosen for its easy clean (wipeable) surface. (Tracie and Neil who own the house have dogs of their own and lots of experience so they do know what dog owners need). Dogs are welcome to join you on it as long as you can bring your own throws with you. There are some lovely unique details, made by Neil – the tv stand is a converted Singer sewing machine base, the pine coffee table has rustic wheels and the light fittings are beautifully crafted by him too. The flat screen tv has Sky and there is good wifi here. From here the double doors lead to the…
Kitchen: Very well fitted with enough seating for 4. There is everything you need here – washing machine, tumble drier, dishwasher, fridge, freezer (enough room for raw food supplies) and hob and oven plus microwave, kettle and toaster and a filtered water tap too. Also off the living room is the …
Ensuite bedroom: King size bed with plenty of storage and hanging space and another tv with Freeview for bedtime viewing. The ensuite bathroom has a bath with a shower over it plus a toilet, sink and bidet too.
Please Note:
- The owners have their own dogs and they are kept very separate from guest dogs.
- Parking for 2 cars on the gravel parking.
- The courtyard area is fenced by a 3ft (approx) fence but the larger gravel parking area beyond that is also fenced and gated (electric gate with guest own access)
- Please bring your own sofa throws.
- The owners live next door and will be around to help if needed but also will ensure you are left well alone if you want.
- The walking route to the beach takes you a short way along the road before turning up through a farmyard and onto the track leading to the cliffs and beach at Happisburgh and Cart Gap.

Testimonials:
“What a week! Beautiful place to stay and Tracie the host was amazing. nothing was too much trouble, from asking about the local area and the best places to walk our dogs. Teddy really loved the front garden because he could people watch. If you don’t fancy the beaches to sunbathe, the front garden is your goto. Thanks again Tracie, see you soon!”
“Fantastic week and can’t wait to come back. Tracie was fabulous with local knowledge and Izy and ginny enjoyed the beach walks. Bacton Woods is recommended if a woodland walk is needed. There is supposed to be a ghost in the woods but our puppies couldn’t find it. Thank you so much.”

"What a lovely place you have. Edelweiss has everything we needed for our stay here. We've stayed at 4 other ERC before and this is by far the best we've stayed in! The welcome pack for the dogs was lovely and the cake was so yummy! :) We visited all the surrounding beaches, Bacton Woods, seen the seals from a very far distance and walked on the dunes. We visited the Winterton Dunes Cafe - both of them! Small Sticks cafe too. Think my diet needs to start soon. We have loved every second here. After a horrible year - I loft my mum in May suddenly and inherited two of our dogs from her. This has been just what we needed and she would have loved to have stayed here. She adored blood hounds and seeing yours in the garden playing is just wonderful. They're stunning. My mum only managed one Norfolk holiday with us but I will treasure those memories forever. Each time we visit it is just amazing - so many new memories made. Thank you so much for a truly amazing place to stay. We will be back! Thank you Tracie and Neil" - Amy, Nessie, Keisi and Fluke
"Want to thank Tracie for being a great host, nothing was too much trouble and for making us feel welcome. The beaches in this area are all great. The dogs loved them. Weather was great for this time of year. Cottage is lovely and comfy and the cakes were beautiful! Hope to return next year." - Liz, Trevor, Amber and Tara
"Thank you so much for having us in your beautiful annexe which we were so pleased to be in during these strange times! An Indian summer topped it off. Beware of tide times as several local beaches cannot be walked on east high tide. Walcott was the best for us - free parking and a beach to die for! As well as the beautiful surroundings here (we didn't eat out once). Thank you so much for the lovely welcome pack. Sad to go home - happy to recommend you to all dog friendly people!" - Karen, Jean, Roy, Digby, Snowdon & Xavier
"Everything we needed and more - thank you Tracie and Neil (amazing workmanship). Nice walking area for dogs, Alfie and Teddy enjoyed their holiday. We rather liked the Star Inn, was exceptional food." - Colin, Elaine, Alfie and Teddy
"We had everything we needed in this lovely annexe! Love the comfy bed and sofa - and the delicious cake went down well. We enjoyed walking at Cart Gap, Happisburgh and Sea Palling beaches. Had a day out at Cromer (very dog friendly) and Thrigby Zoo. Smallsticks cafe highly recommended. Thank you." - Christina, Scott, Wookie, Dusty, Norman and Annie
"Fantastic family holiday in a beautiful annexe. Dogs loved it on the beaches and we loved the cake! We all had a great time exploring this part of Norfolk. The Lighthouse Inn has great food, brilliant customer service and super dog friendly. Thank you for your hospitality." - Shane, Kat, Bryn and Becca
"We thoroughly enjoyed our short break in this spotlessly clean and well furnished annexe. Thank you Tracie for the welcome, the welcome pack and the lovely cake - yum! We went to Happisburgh, Walcott, Sea Palling and all were fantastic beaches for dogs. Don't forget Horsey Gap to see the seals! Can recommend the Star Inn, Lessingham. Gorgeous food. Can highly recommend a stay here and we will be back!" - Carl, Helen, Piper and Finn
