Peaceful and cosy single storey property, close to the sea
- XL Bullies welcome here!
- The sandy and year round dog friendly beach is so close that you can hear the sea.
- There are lots of hard floors and storage space. Off road parking too.
- After a beach walk take a short walk to the local pub, The Hill House (dog friendly of course!)
- Smallsticks Cafe at Cart Gap is very dog friendly and one of our favourites.
- Easy access up and down the coast to explore a lot more of Norfolk.
- Plenty of dog friendly cafes, pubs and beaches all around the area – see our list on the website here
- If Sandmartins is full try nearby Manor Barn, White Cottage, Corner Cottage or Seaview Cottage
For the dogs:

- Sofa throws
- 2x large dog beds
- Large & medium crate (other available on request)
- Hot outside dog shower for sandy paws
- Dog sitting. If you would like to go out for a few hours and leave the dogs but are not confident they will settle do please look at our website for dog sitter recommendations.
- Dog buggies and sofa steps on request.
For the humans:
- All bedding and towels provided

- Smart TVs in both bedrooms, living room and kitchen

Hello, I’m Leonie! Welcome to Sandmartins. Here’s a couple of facts about me:
- I’ve recently completed a dissertation on the mental health impacts coastal erosion has had on affected residents. I live locally and have seen how climate change and government policy have failed to safeguard certain communities. I hope the research will strengthen the argument for sustainable community adaptation.
- I’ve pretty much always had dogs in my life. I have my ‘dog of a lifetime’, she’s the best dog ever I’ve ever owned.
- I’ve been with ERC for over 10years and I still get panicky moments that I’ve forgotten something on changeover!
- I have the lovely Seaview Cottage too, also with ERC. I love it here and our regular guests do too.
There is something magical about being so close to the sea.
About the property
All about the inside:
Entrance Hall
Enter the property into the hallway with plenty of hanging space for coats and boots.
Living Room
The living room has a comfortable three seater sofa and large armchair to relax in front of the TV or wood burner.
Kitchen/dining room
The fully fitted kitchen has a ceramic hob with electric oven, free standing fridge/freezer, dishwasher and washing machine. There is also a microwave, kettle, toaster and filter coffee machine. The spacious dining area has a table with seating for four and a wall mounted smart TV. The kitchen door leads out to the driveway and has access to the conservatory.
Conservatory
The conservatory has seating for four with views around the garden, not overlooked and a bit of a suntrap.
Bedroom 1
Bedroom 1 has a kingsize bed with bedside tables and lamps, hanging rail and large chest of drawers. There is a wall mounted TV for lazy holiday mornings!
Bedroom 2
Bedroom 2 has a double bed with bedside tables and lamp, hanging rail and chest of drawers.
Shower Room
There is a large walk in shower, WC and basin.
Sandmartins is centrally heated throughout and has hard flooring through living areas and the bedrooms are carpeted.
All about the outside:
There is off road parking on the driveway at the property for two vehicles. The back garden is fully enclosed with 6ft solid fencing all around. The property, although has neighbours (detached), is not overlooked. There is a patio and lawned areas for you and your dogs to enjoy. The two solid 6′ outside gates are bolted from the inside for your peace of mind over dog security. There is a hot and cold shower area for rinsing off sandy paws and muddy boots.
Will this property suit my dogs?
If your dogs love the beach, then yes! If they are happy to maybe hear the occasional noise from the neighbours, then yes. It’s definitely not a party area, more a cosy cul-de-sac with locals living here so the noise is minimal and everyone is very friendly!
So if they like saying “hi” to people who might well want to stop and give them a biscuit they will be happy! Quite likely from Nero’s Kitchen nearby (you can buy a bag from the stall and know that the proceeds will be going to help a rescue charity) If they love bimbling round a fully secure garden and choosing their place to sleep in the sun, Sandmartins will be pawfect for them!
As we’re nestled into a residential neighbourhood please be mindful of neighbouring property and do not leave dogs to bark for prolonged periods.
Please note:
- Sandmartins is a no smoking property
- Electric car, bike or scooter/wheelchair charging is NOT available at this property.
- If you would like your dogs to sleep on the beds, just let us know and bring your own bed linen.
- All major supermarkets deliver to Sandmartins.
Accessibility
Parking: is on hard standing right outside the door.
Inside: The property is all on one level, but there are steps at both the front and back doors.
Doorways: standard width and overall the property would be unsuitable for wheelchair users.
Bathroom: There is a walk-in shower with grab rails on the walls.
There are no additional provisions for hearing difficulties, sight impairment. We are very happy to give more information and answer any questions to help you decide if Sandmartins would be suitable for you.
