Sandmartins is an ideal retreat for guests with reactive or nervous dogs who need a safe enclosed garden and calm surroundings with plenty of space. Virtually from the front door, you can access miles of peaceful country tracks with far-reaching views, leading on to expansive coastal paths and wide, open sandy beaches, giving you and your dog the space and confidence to enjoy walks together.
The beauty of Happisburgh’s landscape is its big skies and far-reaching views. With uninterrupted sightlines stretching into the distance, there are no sudden bends, blind corners or surprise encounters. You can easily spot approaching walkers or other dogs well in advance, allowing you time and space to adjust, create distance and keep your dog feeling safe and relaxed.
For many guests, this sense of visibility and predictability brings real reassurance. The combination of quiet surroundings, wide open horizons and beach access from the door means less stress, fewer surprises, and more enjoyable walks together.

About the property

All about the inside:

Entrance Hall
Enter the property into the hallway with plenty of hanging space for coats and boots.

Living Room
The living room has a comfortable three seater sofa and large armchair to relax in front of the TV or wood burner.

Kitchen/dining room
The fully fitted kitchen has a ceramic hob with electric oven, free standing fridge/freezer, dishwasher and washing machine. There is also a microwave, kettle, toaster and filter coffee machine. The spacious dining area has a table with seating for four and a wall mounted smart TV. The kitchen door leads out to the driveway and has access to the conservatory.

Conservatory
The conservatory has seating for four with views around the garden, not overlooked and a bit of a suntrap.

Bedroom 1
Bedroom 1 has a kingsize bed with bedside tables and lamps, hanging rail and large chest of drawers. There is a wall mounted TV for lazy holiday mornings!

Bedroom 2
Bedroom 2 has a double bed with bedside tables and lamp, hanging rail and chest of drawers.

Shower Room
There is a large walk in shower, WC and basin.

Sandmartins is centrally heated throughout and has hard flooring through living areas and the bedrooms are carpeted.

Sandmartins offers off-road parking on the private driveway and additional parking on the cul-de-sac.
The rear garden is fully enclosed with 6-foot solid fencing, providing excellent privacy and security. Although the property is detached with neighbouring homes nearby, the garden is private and offers mature tall planting, allowing you to relax in privacy and peace.
The garden features both patio and lawned areas, perfect for outdoor dining, morning coffee, or letting your dogs stretch their legs safely. Two solid 6-foot gates are bolted from the inside for added reassurance when it comes to dog security. There is a newly installed hot dog shower for washing-off sandy paws and feet.

From virtually the doorstep, you can step out onto quiet country tracks with long-range visibility, leading to expansive coastal paths and wide sandy beaches, ideal for reactive or nervous dogs who benefit from seeing the world coming towards them, with no sudden surprises around corners.
The setting itself is peaceful rather than party-focused. Tucked into a cosy and friendly cul-de-sac, noise levels are minimal and the atmosphere is relaxed. Your dogs may occasionally hear everyday neighbourhood sounds, but it’s generally calm and settled.
Back at Sandmartins, they can potter safely in the fully secure garden, stretch out in a sunny spot in the conservatory, or snooze after a long beach walk. With space, visibility and security both out walking and at home, Sandmartins offers genuine peace of mind for owners.
As we’re nestled within a residential neighbourhood, we kindly ask guests to be considerate of our neighbours and not leave dogs unattended if they may bark for prolonged periods.

Please note:

  • Sandmartins is a no smoking property
  • Electric car, bike or scooter/wheelchair charging is NOT available at this property.
  • If you would like your dogs to sleep on the beds, just let us know and bring your own bed linen.
  • All major supermarkets deliver to Sandmartins.

Accessibility

Parking:  is on hard standing right outside the door.

Inside: The property is all on one level, but there are steps at both the front and back doors.

Doorways: standard width and overall the property would be unsuitable for wheelchair users.

Bathroom: There is a walk-in shower with grab rails on the walls.

There are no additional provisions for hearing difficulties, sight impairment.  We are very happy to give more information and answer any questions to help you decide if Sandmartins would be suitable for you.
