“We had a wonderful week here at Seaview with our pack on our holidays. It’s so nice to be able to walk to the beach and pop back for lunch. The beds were really comfortable, the kitchen fully equipped, the dog shower was very handy and it’s lovely having a tv in all the bedrooms.” 

 

Seaview Cottage is perfect for holidays with your pack, so close to the beach and with a secure garden.  You can fall asleep to the sound of the sea, look out to sea from one of the lovely bathrooms and enjoy the lovely interior style – dog friendly and beautiful!

  • Walk to nearby Walcott with its very dog-friendly pub, the Poacher’s Pocket
  • A little further along the coast The Lighthouse Inn is very dog welcoming and all ERC guests have a 10% discount card to use here.
  • Nearby cafes – Kingfisher Cafe and Watson’s are dog welcoming.
  • Cafe Carmel is the best vegan café for miles around (dog welcoming) and is very well worth a visit, vegan or not!
  • Two well stocked village shops, fish and chips and a Chinese takeaway all a short walk away!

Hello, I’m Leonie! Welcome to Seaview Cottage. Here’s a couple of facts about me:

  • I’m currently writing a dissertation on the mental health impacts coastal erosion has had on affected residents. I live locally and have seen how climate change and government policy have failed to safeguard certain communities. It’s been quite a harrowing journey to hear their stories, I hope the research will be published which may strengthen the argument for sustainable community adaptation
  •  I’ve pretty much always had dogs in my life. I have my ‘dog of a lifetime’, she’s the best dog ever I’ve ever owned,  I also have her friend, she’s the worst dog I’ve ever owned.
  •  I’ve had three cottages with ERC over ten years. I still get panicky moments that I’ve forgotten something on changeover!
I bought Seaview Cottage as I understood the therapeutic pull of the sea. Especially for those that live inland. The constantly changing light and sound on the landscape, that rhythmic motion can help switch off that cognitive noise and return you to the now.  I love the immense power on stormy days, they can be absolutely mesmerising. The landscape offers something different each time, it really is a special place that I’m pleased to share

About the property

All about the inside:

Living Room
Two lovely big sofas to seat 6 and a chair.  The room is a proper cottage living room so we can’t fit any more big sofas in but there is other seating in the kitchen.  The new electric woodburning stove delivers instant warmth and comfort without the hassle and mess of a wood burner. Operational by remote control with optional smoke effects; can your dogs tell the difference? There is a 40″ flat screen TV (with Freesat) and some lovely art works. From here into the…

Kitchen/diner
Modern fitted kitchen, all open plan. Plenty of room, fitted oven and hob, fridge, freezer, dishwasher, microwave, toaster, kettle etc. Plenty of crockery and cutlery and everything you need to cook. Wooden table and chairs for 6.  You can open up the double doors and go straight into the garden.

Laundry room
Washing machine and plenty of storage for boots, coats etc. and…

Walk in shower cubicle, sink and higher standing Burlington toilet.

Bedroom 1
Just off the kitchen this bedroom has a motorised king size bed, adjustable at the press of a button for additional rise whilst reading, eating or assisting guests to bed.  Drawer space and views south out of the front of the cottage across the lane and field.  40″ TV and Freesat box. Bedroom 2
South facing double bedroom with plenty of hanging and storage in a separate closet. Views across the fields towards Bacton Abbey. Some beautiful pictures decorating the walls.  TV and Freesat box.

Bedroom 3
Sea views from this smaller double bedroom with drawers, lovely pieces of art and a TV and Freesat box.

Ensuite Bedroom 4
Kingsize bed with lovely comfy mattress. 40″ TV with Freesat box. The bathroom has a shower, another loo with a view and a whirlpool bath.  Lie in this, enjoy the bubbles and the sea view too. There are double doors opening out onto the glassed balcony (flush to the wall) looking over the garden so you can enjoy the fresh air and sound of the sea!

All about the outside:

The garden is fully enclosed with a nearly 6ft high thick hedge, backed with a solid fence – really secure!

You can hear the sea and the gulls from the garden with just a field between you and the sea.  There is a garden room with sofas for enjoying the sun or an evening barbecue (provided) and a dog poo loo to save using plastic bags AND a warm dog shower too.

Your pack can really let loose in this garden on their holidays – Seaview Cottage has such a secure boundary!

There is parking out the front of the property for three cars.

The cottage is approx. 100m to the beach, there is a public bench at the top of the steps for those that would like to watch without travelling down the steps.  Hand rails either side of purpose built concrete beach access steps.

Will this property suit my dogs?

This superbly secure property suits most dogs and they are truly welcome!  The garden is a reasonable size for running around and playing, no other dogs can be seen or heard nearby.  There is hardly any passing traffic and only a few people will be walking past the house on the way to the beach and that is at the front.  No-one passing can be seen from the garden at the back.  The walk to the beach is very short and the beach itself is generally quiet.

Please note:

  • No smoking in the house please.
  • Electric car, bike or scooter/wheelchair charging is NOT available at this property.
  • We would prefer that your dogs are not left alone in the property unless you are 100% confident that they will not get stressed.
    If they are crate trained and you would like to use a crate, please do ask us to supply them for free.  We know how bulky they are to pack!
  • The house is semi-detached – please do respect the neighbours’ peace and quiet and not allow dogs to bark too much in the garden
    or children to make excessive noise in the house. IF you would like to leave your dogs unattended in the house, and you are not confident
    they will be settled, please contact us for dog sitting recommendations.
  • The lane access to the cottage is a single track, residential lane – please travel along it slowly for the safety of all.
  • If you would like your dogs to sleep on the beds, just let us know and bring your own bed linen.
  • All major supermarkets deliver to Seaview Cottage.
  • The hot tub is no longer in use at this property.

Accessibility

Parking: Parking right outside the cottage on a gravel surface.  A wide paved path leads to the front door.

The rear French doors are accessed through a patio area and via the side gate located in a short gravelled side alley.

Steps:  A step over the front door threshold leads into a small entrance area and then the lounge.  For a larger entrance the rear of the property has French doors which open into the open plan kitchen/diner and lead to the downstairs bedroom.  This requires a small step into the cottage.

Door widths:  The cottage is old and the door widths reflect this in the older part of the cottage.  The extension, which houses the open plan kitchen and dining room and downstairs bedroom has higher and wider doors. There is an upright wingback chair located in the kitchen for guests who struggle with low furniture.

Flooring type: Hard flooring downstairs, with exception of the downstairs bedroom carpet. Additional rugs could be provided.

Bathroom facilities:  Both showers (one upstairs, one downstairs) are walk in showers, a shower stool can be provided on request.  Grab rails can be provided on request.  The downstairs toilet room has been designed with mobility in mind; there is a Burlington higher level toilet and walk in shower cubical.

Stairs: Wide stairs, hand rail on one side. Carpeted.

Downstairs bedroom:  This is accessible through the kitchen/dining area.  In this room there is a king size craftmatic electric bed to assist mobility; getting in or out of bed.  Or for head support whilst watching TV.  There is also a bed loop at the property, which fits any bed.  Ideal for young or old to prevent falls out of bed.

This bedroom has a fully opening window which could be accessed in the event of a fire by an able-bodied person but do bear in mind that mobility impaired people should not be accommodated in rooms where the means of escape is reliant on escape windows.  The stairs may impede fire escape for people with specific disabilities, vulnerable people or children.

We loved being so close to the beach Guiness and Elia had so much fun and will miss the long walks along the spectactular beach each day! We spotted some seals at Horsey Gap and on the one rainy day explored nearby villages including Knapton + the beautiful church of St Peter + St Paul with its amazing ‘angel’ roof. Directions

Drive through Bacton or Walcott on the B1159, depending on which way you are coming, and opposite the lane leading to Bromholme Priory (private) there is a small road between the houses. This is Watchouse Lane. Drive a couple of hundred yards along this, towards the sea and on your left will be two semi detached houses. The furthest is Seaview Cottage. To leave the cottage it is safest to come out of the alternative entrance, so leave the cottage and instead of turning towards the Priory road, keep going and come out on the small layby by some historic houses. This is only a very short distance from the other entrance but easier and safer to come out of.
