Spacious, unique seaside house with a huge garden

(Sadly we are unable to take bookings for this property from 2022.  The lucky owners are moving in to enjoy their retirement, so get in while you can in 2021!)

Our stunning Arts and Crafts house is right on the coast, in a peaceful and beautiful location in the popular and historic Norfolk village of Happisburgh.  The iconic red and white striped lighthouse dominates the area as does the famous church Both of these have open days where you can climb up to the top and see for miles!

The village has a pub, The Hill House, and a small shop as well as the popular Smallsticks Cafe along the cliffs at Cart Gap.  We have a small cafe/carvery, The Happisburgh Halt, and a very good wet fish shop her too (get yourself some kippers for breakfast!).  All these are within very short walking distance of the house. In the summer months a funky vintage caravan – Burgers at the Beach – serves amazing burgers (including crab and vegan burgers).


When you arrive:
  The gate to the house is just off a single track lane. The long gravel drive runs alongside a high evergreen hedge, not really giving any clue to what an amazing sight is on the other side.  As you get to the end of the drive the stunning house reveals itself.  Choose from plenty of parking in front of the house and once the main gate is closed the garden is secure.

Entrance:  You can choose to get in through the main entrance; a large enclosed porch with tiled floor and coat hooks into the tiled hall way.  Or the easiest way is through the rear lobby door, next to the garage/games room. (see Backdoor lobby).

Sitting room:  In keeping with the age of the house, you will find this an elegant room with plenty of modern and period style seating, lovely antique furniture, ornaments and prints.  There is a stunning fireplace with electric fire (no open fires because of the thatch!).  You can watch your favourite movies on a flat screen 40″ TV and DVD player.  If you want to get away and sit quietly and read a book and enjoy the feel of this historic house?  This is the place.

Kitchen/Diner:  A really useful and well thought out, large open plan area. Huge sash windows run the full length of the room and French doors at the end open out into the garden.  Both of these let in lots of light and are screened with louvered shutters.  The floor in here is tiled and has underfloor heating – ideal for dogs!  There are a plenty of fitted units, a built in fridge and dishwasher and a deep kitchen sink looking out into the garden.  The Rangemaster oven is very easy to use and has two ovens, a grill and halogen hob.  There is also a microwave and a Nespresso machine is set up for you coffee lovers!

The dark wood table easily seats 10 with plenty of lovely crockery and cutlery and tableware in the cupboards for formal or casual dining.  Many celebration dinners have taken place here among family and friends.

Snug: The snug certainly lives up to its name with the underfloor heating.  The leather sofas (one of them a double recliner) and leather bean bags are perfect for lounging about with the dogs.  You and the children can watch the fully internet-enabled flat screen TV with Freeview (inc radio).

Backdoor lobby: There is a utility room off this lobby with a toilet and sink, washer/dryer and a table top freezer. Don’t worry, there is a much larger chest freezer in the garage!.   There is more hanging space in this lobby and plenty of room on the tiled floors for boots, dog beds etc. The door leads out into a little courtyard area with the old steps decorated with planted pots and from here you can go into the main garden or back out onto the gravel drive.

Bedroom one with ensuite wet room: A huge room with big twin beds which can be made into a superking double.  A gentle slope leads down into the large wet room which is fully tiled. It has a double shower, toilet and sink unit.  The underfloor heating keeps this room lovely and warm and the floor itself is textured to make it non slip. This room is absolutely ideal for those with impaired mobility and can include a shower seat, shower hand rails and a raised toilet seat.

SECOND FLOOR

Bathroom: The original dark wood fittings and units have been carefully cleaned and restored in this bathroom with brass taps to match.  Have a long, relaxing soak in the wonderfully deep bath.

Bedroom two:  This one has a double bed and an antique, shabby chic painted chest of drawers.  The floral curtains in front of the original sash windows frame the views down into the garden and across the lower part of the thatched roof.  You really do feel you are part of the house here, so close to the thatch you can see all the detail.

Bedroom three:  This big room at the front of the house has a gorgeous view across the thatched roof to the church.  If you open the windows you can hear the bells ringing on a Sunday morning. The bed is a superking zip and link bed (which can be made into two single beds – just ask us if that is how you want them set up) and there is an antique chest of drawers for your socks and pants.  The room also has a useful sink unit with free standing wooden towel rail plus bedside tables and lamps.  Lovely Laura Ashley peony curtains frame the sash windows.

Bath/shower room:  In this room you can make the most of the modern full size corner shower cubicle with dual shower heads and sliding doors.  The owners have chosen some beautiful modern art Deco style tiles to decorate the room and the practical fittings of a low line cistern, full size deep bath and wall mounted heater/towel rail.

Bedroom four:  If you want a king size bed with plenty of hanging space, this is your room.  An antique dark wood chest of drawers and a lovely antique chair give this room such a nice traditional feel.  Not only that but there are wonderful views across the garden.

Bedroom five:  Guests fight over this one!  How often can you sleep in a stunning half tester bed (double) with a view over the churchyard or into the garden when you sit up in bed!?  On Sunday morning sit in that bed with a cuppa and the windows open and listen to the birds and the bells!  So very English.  There is a charming window seat, some built in cupboards, antique chest of drawers and other delightful furniture, pictures and ornaments.

Garage/games room:  Table tennis table gets used by a lot of guests – great on a wet day.  A side room of the garage has a large fridge and a good size chest freezer in it – plenty of space for food for a family or group of friends.  And if you feed raw, this is an ideal size for many doggy meals!

Outside:  The garden is one of the absolutely amazing features of this stunning house.  It is over a acre in size and very mature with plenty of well tended beds, paved areas and a HUGE lawn.  Not just that but a ‘secret’ tunnel through the trees – kids and dogs love it!  Helen is a keen gardener so there are flowers, pots, climbers – all very beautiful and great for games and running around as well as sitting quietly to enjoy the sunset.

From the toy shed at the back of the garage you can pull out a large ride on tractor, rocking boat, wooden train, and various bats and balls plus the croquet set to play with.  And a selection of children’s toys and puzzles. Tucked away at the back of the house near the rear fence is a large outside kennel if you should want to use it. We are currently adding some exciting little extras outside too, such as a paddling pool, a dog washing sink and a fairy grotto!

The boundary is a mixture of very mature high hedging with fencing reinforcement and a 6ft high slatted fence at the back. Once the gate is closed children and dogs can play safely.  The majority of the fencing/hedging is over 5ft and in many places well over 6ft and much of it has dense planting in front. The main gate is a substantial barred gate over 4ft and the lowest point of the fence is on the drive, away from the main garden.  At this point there is a chicken wire mesh and hedging, approx 4ft.  Whilst we cannot guarantee the security of the boundary at all times (rabbits etc may dig up through) we do try to maintain it as best we can.

Please note:

  • No smoking in Thatchers please.
  • Our insurance does not cover us for barbecues because of the fire danger to the low thatched roof.
  • Arrival time is 4pm and departure time is 10am.

All the main supermarkets deliver to Happisburgh so if you want to arrange a delivery for your arrival we can put it all away for a small charge of £10 – £20 depending on size of the order. Please ensure the delivery slot is between 10 – 12.30 and confirm with us by email that you have arranged an order.

Over-occupancy is possible by prior agreement for children only and with a surcharge of £75/child per booking – please supply own bed and bed linen.  No charge for infants using a travel cot and there is one (+highchair) is available at the house for guest use. We also have a stair-gate you can use at the bottom of the stairs.

We can offer under-occupancy discounts in winter months.

Week long bookings are Friday to Friday.
Short breaks available in winter months:  Friday to Monday or Monday to Friday.

Or – From Stalham take the B1159 signposted towards Walcott and Happisburgh. At the T-junction turn left and follow this road, ignoring the first turn towards Happisburgh. Passing East Ruston Church on the right, continue towards Walcott and turn right at the crossroads, signed Happisburgh 1 1/2 miles. Before entering the village where the road bears sharply to the right, turn left into Blacksmiths Lane. Follow this road to the right and the drive to Thatchers will be found on the left hand side. (The great 14th Century tower of Happisburgh Church is clearly visible as a backdrop).

A lovely impromptu 4 day break thanks to the 'Rule of 6". Our 6 dogs and us have loved the garden and Edwardian charm of Thatchers. I don't want to leave! We've been lucky with the weather and had lovely long walks at Sea Palling, Horsey and Winterton with super exhausted hounds at the end of the day! Went to the Hill House Inn and had another lovely dinner and an Indian Takeaway from the Cinnamon in Stalham - very nice even though they forgot the onion bhaji but redeemed themselves by bringing them express delivery. Would recommend Arts Cafe Glandford for vegan lunch 'par excellance'

I just wanted to say a big thank you to you and Helen for our wonderful holiday at Thatchers. The house, facilities and garden certainly lived up to our expectations and a great time was had by all. My 92 year old Mother thoroughly enjoyed revisiting all of the old favourite places that her and my late Father spent so many happy years exploring and little 11 week old Josh spent the entire time beaming with delight, plus slept through for over 11 hours for the last 3 nights, so clearly he was enjoying his very first holiday too. We had a fabulous time and worked hard this morning to leave the house as we found it on our arrival. I would have no hesitation in recommending your properties to other friends and family members who also like to share their holidays with their dogs. We have had a wonderful time here. The house and garden are beautiful and perfect for both children and dogs. The beach was fantastic and we were very luck with the weather. The fish from the local fish shop was sublime. Thank you for the delicious cake and chocolates!

Beautiful house and gardens, fantastic for the children to explore and it was great knowing they couldn't get out. Hired a day boat on the Broads and spent a lovely day on the water, the dog really enjoyed it too. Enjoyed some lovely walks in the area, especially along the beach at Sea Palling, even if we didn't get to see the seals on the beach there. Would love to come back again, it's a great house for all the family.

Wonderful time, what a privilege to stay in such a beautiful and comfortable house. The dogs loved the garden and particularly appreciated the under floor heating when they were tired after a days adventures. They avoided their beds and spread themselves over the kitchen floor soaking up the heat! Grandson Oscar loved riding his bike in the huge garden and joining in the evening boules competitions (families can be SO competitive!) He also enjoyed a return visit to Bewilderwood. Thatchers is a great property for hide and seek too! We took boats out from Stalham one day and kayaks from Wayford Bridge another. Dinner at Hill House was fab, as was breakfast at the Corner Cafe at Mundesley - really dog friendly! This was our second holiday with East Ruston Cottages and we cannot wait to try another of your beautiful properties. Thank you.

Had a great time here (quiet and peaceful), great for the grandkids. We'd like to come back some time! The goodies you left were much appreciated and the cake was scrummy! The house and garden were like a dream, 7 adults and 3 kids had a fantastic time.

Had a lovely week. Done lots of activities like canoeing at Stalham, 20 mile bike ride at Sea Palling, kayaking at Sea Palling beach and a nice BBQ at Happisburgh beach. Everybody had an enjoyable holiday. Would recommend Hong Kong chinese at Stalham. A very enjoyable stay, plenty of room for 9. Everybody loved the house! Thank you!

What a beautiful house, we all loved it. The garden was stunning, as is the location. Loved our early morning walks on the beach where we saw a seal most days. A little squashed in the Snug to watch the TV but luckily not much time spent in there. Both Sue and Helen both extremely friendly and helpful. All so peaceful and the dogs loved it too. We would certainly like to return, thank you.

Very good welcome. Lovely home. Had a brilliant holiday. Went to some good places such as Redwings Horse Sanctuary, Arizona Zoo. Recommend the Greyhound Pub (menu upstairs). Would love to come again.

3 generations of Humphreys! A lovely weekend stay of 5 adults, a 4 year old, a 20 month old - all coming together from Sydney Australia, London and Lincolnshire. The tractor and train made the grandsons faces light up and the adults had another excuse to get their phones out for photos and videos! :)
