Vineyard Cottage is a well-planned, single storey, dog friendly holiday cottage.  It is on the quiet edge of East Ruston village and has oodles of comfort and style. A different and easy walk from the door every day is possible or you can drive to an amazing variety of different dog friendly beaches and local walks each day!  Fancy finding out more about a working English Vineyard?  The owner, Graham, will be very happy to give you a free tour and is offering bee-keeping/apiary tours too.  You are welcome to enjoy the orchard picnic area with the use of their vintage picnic hamper.  A wildlife pond and meadow with firepit area has been added  for guests to enjoy.    Read more in the cottage blog here.

    If Vineyard Cottage is fully booked or you want to have some friends staying nearby, The Lodge is next door (sleeps 2 + sofa bed) and Badger’s Retreat (sleeps 2) and Bristow’s Barn (sleeps 8) are a short walk away.

About the property

All about the inside:

Kitchen
You enter the property via the stable style door, into this neatly and well designed area.  There is a ceramic hob, electric oven, stainless microwave, a dishwasher and a large fridge and normal sized freezer. There is everything you could need for a self-catering holiday including an excellent selection of quality cooking utensils, pots, pans and plenty of crockery and cutlery. Also provided is a slow cooker for those colder months.  Also supplied is a huge selection of speciality teas and coffees (for the cafetière) as we know how important a fine cuppa can be. There is plenty of storage space too. Tiled floor.

Dining/Living Room
This is a spacious, light and airy place to relax and enjoy.  There is a sofa, armchair and a large dining table to seat four guests.  Plenty of throws are provided so your dogs can share the sofa with you and scatter cushions add to the luxury.  There is an electric log effect stove and a large flat screen Smart TV with DVD player and a selection of DVDs for you to watch. The TV has Netflix and Prime (plus other paid services if you have an account).  The cottage also includes fibre broadband WiFi. The view of the sunsets in this room are particularly fabulous.

Bedroom One
There are no stairs in the cottage so easy access to both bedrooms is possible. This is a large double room with a very comfortable double bed. The double French doors allow light to flood in and offer an excellent view across the garden and open field beyond. The sun rise views from this room are fantastic. There is a chest of drawers a wardrobe and 2 bedside cabinets for storage. The floor is carpeted.

Bedroom Two
This is a large light and airy bedroom with views across the garden and lovely sun rises too. There is a large comfortable double bed, a bedside table and a chest of drawers for storage. This bedroom also has a carpet.

Bathroom
The bathroom is located in between both bedrooms. There is a modern white suite of toilet, basin and walk-in shower with sliding doors.  There is also plenty of cupboard space for storage.

Storage Cupboard
There is a small storage cupboard in the hallway which houses the cordless vacuum, ironing board, mop and bucket and airer. There is room in here to store some luggage as well.

Heating and Hot Water
The new heating and hot water system is powered by a gas combination boiler and is controlled remotely by British Gas installed Hive technology. This cottage is never cold and enjoys excellent insulation throughout and double glazing, so they’ll be no worries if you book during the colder months.

Non-slip LVT flooring throughout living areas. Bedrooms are carpeted.

All about the outside:

Access is shared with the main farmhouse but there is dedicated parking for the cottage guests, next to the cottage.  There is a 22kw super fast electric vehicle charger available for guests to use (payment required).  Access to the cottage door is through a small gate and along a gravelled path to the kitchen door.

The spacious, enclosed and dog friendly garden is to the East of the cottage so enjoys spectacular sunrises and sun throughout the day.  There is a patio area with a circular dining table with seating for four. The spacious pergola over the patio provides shade from the Japanese Wisteria over the dining area and creates the perfect area for Al fresco dining.

There is also a lounge area on the lawn which faces East, with a small exterior sofa and two chairs; ideal to enjoy your favourite tipple as you watch the sun go down. There is also a separate bistro table for two.  All furniture has comfy outside pads/cushions. Enjoy the planted borders where mature shrubs and trees grow and offer tranquility and privacy, not to mention the spectacular wisteria which surrounds the patio area.

There is 56″ fencing enclosing the garden with a fine mesh backing it up to ensure little dogs can’t escape along one boundary. The rest is enclosed with 6ft+ hedging or solid fencing.  We also have a doggie shower area (cold water).

Will this property suit my dogs?

Vineyard Cottage is well away from any passing traffic – car or foot – so is very peaceful.  The owners have dogs and whilst they cannot be seen from the property they may occasionally be heard.  The 56″ high picket fencing is reinforced with mesh to make it as safe as possible for small dogs.  If your dogs are happy to sniff and bumble about in a quiet and interesting garden then it will be ideal for them!  Lots of shrubs and interesting corners. The walks from the door are very easy and quiet too, again well suited to reactive dogs.  The footpaths are generally only used by the locals and this is a very low population area. Outside doggie shower provided.

Do note that The Lodge – another ERC property – is next door and there is one short length of shared fenceline.  Both properties are detached and do not overlook each other.  The shared fenceline is several feet from the back door of Vineyard Cottage and is very well screened by solid fence.

  • Check in is from 4pm, check out by 10am please.
  • EV charger – 22kw super fast (please contact us regarding charges)
  • Electric bike charging is not supported.
  • Dogs are welcome to sleep on your beds but please do use the throws provided.
  • If you would like for them to sleep in your beds, please bring your own bedding and let us know.

  • Most supermarkets deliver here – do please arrange for any deliveries to be received when you are here.
  • Extra airbed for an additional child can be provided on request.

Accessibility

The cottage is all on one level and modern so could be well suited for those with limited mobility.  Please read more to see if this property will suit you.

Parking:  Gravel parking and 2 entrances.  One is on solid stepping stones and gravel via the garden to the kitchen door.  The other is via the side hallway door.  Approx 10m from the parking.

Steps:  There is an approx 4″ step up into the property but a ramp can be supplied on request.

Door widths: Interior and exterior (tba)

Flooring type: Tiled and laminate in living room, kitchen, hallway and bathroom.  Carpets in bedrooms.

Bathroom: Walk in quadrant shower with a grab rail or over bath.  A shower stool can be provided on request.  Toilet frame/raised seat can also be provided on request.

Mobility scooter charging:  This is not permitted inside the property due to insurance limitation but a pop up frame area can be provided for this on request.

Directions

From the A149 which bypasses Stalham take the road signposted to Bacton/Happisburgh (Stepping Stone Lane).

At the T junction turn left onto the B1159 and take the first left, just after SAM business premises.  Stay on this small, tree lined road called Common Rd, bearing left over a small bridge into open farmland and this road is called Chequers Street. Continue along this road as it eventually passes some large woode sheds which is Broadland Eggs on your left. As you pass Broadland Eggs look out for a large white stone on the floor on your right and a wooden sign with ‘Poplar Farm and Snowdrop Cottage’ on. Turn up this shingle drive towards the black garage doors (5mph speed limit pls). Once you approach the garages you can bear right and follow the shingle drive up until the end. The parking for the cottage is in front of the cottage garden gate and there is a turning area for you to use.

Please do NOT go up the driveway with signs ‘Goosander and The Lodge’ as this is incorrect.
