Nestled at Walnut Farm, West Cottage is a cosy holiday home for four guests. With an enclosed garden, it’s a perfect coastal getaway. Spacious downstairs living area with separate kitchen and dining room. Rent the neighbouring East Cottage to accommodate up to 9 guests in total.

Welcome to Walnut Farm!
We are Helen and Mark, and we, along with our four children and two dogs, made a life-changing move from Suffolk to this lovely farm in late 2018.
It was a significant transition for our family. Mark closed his metal fabrication company, and Helen, after a career in administration and most importantly as a stay-at-home mum (which included many happy day trips to the Norfolk coast!), embraced a new life in Waxham, by the sea.
Since arriving, we have poured our hearts and souls into making Walnut Farm a truly wonderful place for others to come and enjoy the peace and quiet of this beautiful part of the Norfolk coast. We’ve put the love back into the touring park, renovated East and West Cottages into cosy holiday lets, and established our charming static caravans, Pollywiggle and Bishy Barnabee, as inviting getaways.
We live on site, so you will likely see us around! Whilst we don’t always have enough time to fully enjoy our lovely surroundings, when winter arrives and things quieten down, you might just bump into us taking a peaceful stroll on the beach, but the chances are you won’t see another soul!

About the property

All about the inside:

Lounge
To the right of the entrance hall is the lounge. Two comfortable sofas surround the beautiful log burner. There are plenty of books and games to keep everyone entertained as well as a Smart TV.

Kitchen
Through the lounge to the well appointed modern kitchen with breakfast bar. There is a dishwasher, washing machine, electric oven, ceramic four ring hob and freestanding fridge/freezer. There is also a kettle, toaster, microwave and air fryer. Through the kitchen there is access to the bathroom and back door.

Dining room
The separate dining room is a cosy space for meals, with table and chairs for up to six.

Downstairs bathroom
The downstairs bathroom has a bath with shower over, WC and basin.

Bedroom 1
Upstairs to both bedrooms. Bedroom 1 has a standard size double bed, bedside tables, storage for clothes and TV. There is also a futon fold out bed which can be made up to sleep an additional guest. There is a door here to take you up to the second floor where there is a secret chill out zone.

Bedroom 2
Bedroom 2 has a small double bed, bedside tables, chest of drawers and hanging space for clothes.

The cottage is an old traditional farming cottage so please note that the stairs may be steeper than you are used to if you live in a more modern house.

 

All about the outside:

Outside the property there is parking for 2-3 cars. Please note that the approach to the driveway is shared with the neighbouring property (East Cottage). The back garden is fully enclosed with solid fencing ranging from 4-6ft. Outside the back door is a beautiful patio area with seating and a charcoal BBQ. Follow round to the rear of the property for a large secure lawned area. There are two gates which can be secured from inside, one leads to the parking area and the other is opposite the on site shop, and short cut to the beach.

There is also a 1 acre enclosed dog field on site for guests to use. The field has 4ft/1200mm high stock fencing all the way around for all the zoomies! Please note the field is available all year round (excluding July and August)

Will this property suit my dogs?

This house and garden should really suit most dogs!  The garden is fully secure with solid fencing.  Nothing can be seen outside the garden, but you may be able to hear dogs in the neighbouring garden. Easy, quiet walks from the door (including the beach) mean that most dogs will get all the exercise they need!

Please note:

  • West Cottage is a non-smoking property.
  • Check in is from 4pm, check out by 10am.
  • All supermarkets deliver to the property but please ensure you are here to receive it.
  • Electric car, bike and scooter charging is NOT available at this property.
  • Dogs are welcome to share beds if you bring your own bed linen.
  • Crates: We would prefer that your dogs are not left alone in the property unless you are 100% confident that they will not get stressed.  If they are crate trained and you would like to use a crate, please do ask us – we can provide all sizes for free loan.  We know how bulky they are to pack!

Accessibility

Parking is right outside the house on hard standing. Being a traditional cottage, the doorways would not be wide enough for a wheelchair.

The stairs are carpeted with a handrail.

Directions

As you enter Walnut Farm, head all the way down the track and pass the farmhouse on your left. Keep going straight then turn left at the end of the road. East and West Cottages are directing in front of you – with West being on the left.
