Over 220 years old, White Cottage has been sympathetically renovated and is tucked away in the historic coastal Norfolk village of Happisburgh. From the back garden you have views across fields to the iconic red and white striped lighthouse. Throughout the house the owners have indulged their true love of dogs and there are many beautiful examples of dog art and tasteful decorations, making the house feel really homely.

I’ve been coming to Norfolk for years and loved staying at White Cottage as an ERC guest. My dream was to buy it…. And my dream came true! I spend as much time up here as I can from my home in Surrey and pinch myself every time. I’ve worked in a vets for years (now retired), always have rescue dogs with a penchant for lurchers and am dreadful at social media! (but that’s ok as ERC does it for me!)
About the property
All about the inside:
Garden Room
Entrance to the house is through the large, heated garden room, one of two, with a tiled floor and a comfy 3 seater sofa. Designed not to get too hot in summer. Just off this is….
Downstairs shower room and separate toilet with plenty of hanging space for coats and dogs leads.
Entrance into the main part of the house is through the original old pine door with stained glass panels.
Kitchen/Diner
Original tiles on the floor and beams in the ceiling with a feature fireplace give this room a really homely feel and reflect the age of the cottage. Sit at the pine table and chairs at one end and use the Shaker style kitchen at the other end. Cook your meals on the Range cooker and there is a built in dishwasher, built in fridge, microwave and plenty of cupboards, all very well equipped with crockery, cutlery and cooking equipment.
Utility Room
This super useful room just off the kitchen has a 50/50 fridge freezer. The freezer section has 4 drawers – plenty of space for frozen food and especially useful for raw feeders. There is a washing machine too (human washing only please!) and lots of hooks and storage space. You can close this room off to the main kitchen if you need to feed one of your dogs separately. Living room
Lovely big room with polished floorboards, beams and wood burner in feature fireplace. Two big comfy leather sofas and a huge leather armchair are perfect for relaxing in front of the flat screen tv. Enjoy the surround sound and dvd player or just watch the fire blaze and listen to the flames. Some beautiful pictures and ornaments make this room really special and the window seats show just how thick the walls are.

Snug

Bedroom 1
Superking size bed with stylish bedside tables, chair and built in wardrobe and shelves behind tasteful Shaker style doors.
Bedroom 2
Twin Shaker style trundle beds (best as a single but can be twin beds), small antique wardrobe, hanging hooks and shelf. Unusual landscape window gives a view across the fields to the lighthouse. This small room is best made up for one adult or two children.
Bedroom 3
Double bed, antique wood with slatted head and foot board with carved decorative detail. Lovely oak wardrobe, chest of drawers and chair.
Bathroom
Large shower cubicle with drench shower head, separate bath, toilet and sink. Views over the garden and to the lighthouse beyond.
All about the outside:
Park up to two cars in the secure gated parking area on gravel, then come through the lockable garden gate. When you let your dogs out into the garden, you can be confident that it is into a fully dog proof large, grass and gravel garden with shrubs. The majority of the fencing (and lockable gate) is solid panel and approx 6ft high. The hedged area is backed up by small mesh stock fencing. (We consider that a very determined Chihuahua puppy or dog of similar size might be able to squeeze through here at a push but no-one has to date!).
If your dogs come back sandy or muddy from a walk, there is a warm tap/hose in the garden, right by the garden room, for you to wash your dogs.
There is a wood store for firewood for the wood burner and for games there is a lovely large wooden shed fitted out darts, table tennis and table football!
When the weather is warm, sit outside at the table or the Kettler garden furniture including sun umbrella – there is plenty of room. And now there is a fire pit to enjoy; perfect for toasting the marshmallows in the welcome pack.
Will this property suit my dogs?
In a word, yes! Everything from enclosed parking, full enclosed garden, grass for playing on, no immediate neighbours, outside tap and easy walk to the beach make this perfect for most dogs!

- Smoking is not allowed please in White Cottage
- Dog sitting. If you would like to go out for a few hours and leave the dogs, please contact sue@eastrustoncottages.co.uk for a dog sitter recommendations. Please do not leave them alone in the cottage.
- Dog towels are not provided so please do bring your own.
- Electric bike or wheelchair/scooter charging is not permitted.

Accessibility
The cottage is an older property so there are low steps in some of the doorways. All bedrooms are on the second floor. There is a shower and toilet on the ground floor. Stairs are carpeted and not steep but don’t have a hand rail on both sides.

We have had the best holiday ever! We have 3 big dogs and children ranging from 5 to 19 so finding somewhere for everyone is always tricky! White cottage ticks all the boxes! Beautiful beach within a 5 minute walk, quiet little villages and lovely dog friendly pubs. Plenty for the kids to do, they went to Go Ape, Horsey beach hillside carnival, Cromer pier, cinema in Norwich and a day trip to visit friends in Great Yarmouth! It is so refreshing to be able to let our dogs on the sofas, wonder around unrestricted in the house€¦ really takes a lot of stress out of the holiday! Wonderful welcome gift and everything that we could possibly need was right here, you really have thought of everything. Sad to leave but we will be back!

Only been here for 1 day but I just had to write how wonderful White cottage is. We are already working out how we can stay here forever!! We have now visited several beaches and had some great walks being an early bird, Norfolk is beautiful in the mornings!! It’s been great to put the kettle on and sit in the garden with the dogs. The weather has been fabulous, Bacton Wood is always a favourite with the dogs and Cart Gap beach is our favourite. Lunch at The Star in Lessingham was great as was the cream tea at Smallsticks. Delicious crab, prawns and cockles from the Fairmaiden fish shop in the village. Would love to come back when we’ve visited all East Ruston Cottages!!

We have had an absolutely blissful week at White Cottage whilst the weather wasn’t great when we arrived, there’s so much room that we never felt we were on top of each other. The dogs have never stopped wagging their tails all week. Mum’s dogs love the HIK9 beds so much she’s ordered one! I go on a lot of cottage breaks with Winnie and White Cottage is by far the best equipped for both us and the dogs. I can absolutely understand why this is booked up so far in advance and why people come back time and time again. White Cottage, it’s been incredible.

All humans and dogs had a wonderful time celebrating Dee’s 60th birthday. The cottage is PERFECT beautiful and excellently equipped. We thoroughly enjoyed visiting the beaches everyday and the dogs will be quite disappointed to miss their daily swims when we get home. It makes a difference having the dogs feel truly welcome and as though their holiday is important too. Thank you!!!

Our second year at White Cottage, and loved it even more. Everything was perfect – I wish I could live here. The dogs and us enjoyed some lovely walks and the garden is so safe for our couple of escape artists. My 16 year old Patter jack seemed to find a new lease of life here. Thank you for the lovely treats – can’t wait to come back next year.

Beautiful, beautiful cottage – so quiet and peaceful, Dogs loved the garden and the lovely short stroll to the beach. Even the two oldies managed it! Lovely to catch a lighthouse open day and so many walks on the doorstep. Always find somewhere new. The Lighthouse Inn at Walcott does nice food and Hill House Inn a nice lunch with good ales! Everything here we could possibly want or need. A true home from home experience, one we will definitely repeat.

Or – From the A149 Stalham by pass take the turning just north of Stalham signposted to Bacton, Walcott and Gas Terminal. Turn left at the end of this road (Stepping Stone Lane). Keep going on this road, the B1159, past East Ruston church on your right and a wind turbine on your left, for approximatey 4 miles until you reach the crossroads, Ridlington to your left and Happisburgh to your right. Go about a mile until you come into the village. Stay on the road past the fish shop, and then the school and small shop on the right and keep going through the village until you reach a small staggered crossroads. A little further on from this, White Cottage is on your left, right on the road with the gated and fenced parking area. There is an area you can pull in off the road before opening the gate.
