The Coach House is a beautiful, Five Star Gold luxury barn conversion nestled within stunning North Norfolk. Perfect for families or groups, this spacious property offers superb attention to detail and Five Star luxury that keeps our guests returning year after year. The fully enclosed walled garden is perfect for reactive dogs and escapees and the surrounding area is rural and very peaceful.

Hello, I am Serena. Born and raised in Norfolk, I returned in 2006 with my husband Dickie and three daughters to renovate our Georgian old rectory. We’ve been providing luxury holiday accommodation since 2008 and love welcoming guests back year after year. At home, I care for our two dogs, Reggie and Alfie, and four horses alongside managing our cottages. We aim to create a true home-from-home with added luxury, and share Norfolk’s hidden gems through our Digital Welcome Book. We provide everything you might need for a stress-free getaway, from baby equipment to dog essentials, and showcase local produce in our welcome hampers. We’re nearby if needed, but will respect your privacy – ready to help you fall in love with Norfolk’s unspoilt beauty!

All about the inside:
Kitchen
The heart of the home is our large eat-in kitchen, fully equipped for even the most demanding chef. You’ll find a fridge/freezer, electric oven and hob, dishwasher, washing machine and tumble dryer. For those who enjoy creating culinary delights, we’ve included a Nutribullet and electric blender. The kitchen is generously stocked with plenty of crockery, cutlery, glasses and pans, so you’ll have everything you need to prepare anything from a quick breakfast to a celebratory dinner.
Living Area
Gather together in our spacious sitting room, centred around a cosy wood-burner that creates a wonderful atmosphere on chillier evenings. There’s generous seating for all six guests, a television with entertainment packages (Netflix, Amazon Prime and Disney Plus), and a Wonderboom speaker so you can enjoy your favourite music whilst relaxing with a glass of wine.
Games Room
The children (and young at heart) will love our dedicated Games Room. It features extra seating on slouchy beanbags, perfect for children to lounge on, along with another large television. Entertainment options abound with table football, snooker and air hockey, plus a range of traditional games, board games and jigsaw puzzles for those competitive family evenings.
Additional Features
For your convenience, there’s a ground floor cloakroom, oil fired central heating throughout to keep you toasty warm whatever the weather, and thoughtful touches like an Auriol Vibration Alarm Clock for those with hearing impairment.
Bedrooms
The Coach House offers three beautifully appointed bedrooms, each with its own private ensuite bathroom.
Master Bedroom features a sumptuous superking Hypnos bed with an ensuite shower room and television for those lazy mornings.
Barn Bedroom also boasts a superking Hypnos bed which can be converted to comfortable 3′ twin beds on request, perfect for children or friends sharing. This also has an ensuite bathroom.
Church Bedroom completes the set with a luxurious king size Hypnos bed, ensuite bathroom and television.
All bedrooms are thoughtfully designed to provide a restful night’s sleep after a day exploring the Norfolk countryside.
All about the outside:
Step outside to enjoy your own private, fully enclosed garden – perfect for al fresco dining or simply relaxing with a book. The large terraced area features a Weber Gas BBQ for those summer evenings from April to October (with gas canisters provided free of charge,), and a substantial Barlow Tyrie teak outdoor dining table where you can enjoy meals whilst soaking up the Norfolk sunshine. The secure garden provides peace of mind for families with children or dogs, allowing them to play safely while you unwind. The garden is simple, mostly laid to grass with a very secure 7ft high attractive wall.
Will this property suit my dogs?
Yes! And if your dog is at all reactive or an escape artist, this will be perfect for them as the garden is walled and fenced to over 7ft and solid so nothing can be seen. The location is very rural and the local lanes are very quiet so there is little to disturb them. There are solid floors throughout and a feeling of such comfort that they will relax every bit as much as their owners!

- We ask that you do not smoke in our cottage.
- We can accept deliveries from all the major supermarkets and can help coordinate deliveries prior to your arrival if needed.
- Electric car charging is NOT available at this property.

Accessibility
The Coach House has been thoughtfully designed with some accessible features, though we want to be transparent about its limitations. The ground floor offers level access throughout with a convenient cloakroom, spacious kitchen and living areas with good circulation space. The ground floor Games Room provides additional leisure options without needing to navigate stairs. There is one small step from the sitting room to the Games Room.
However, please note that all bedrooms and ensuite bathrooms are located on the first floor, accessed via a standard staircase with handrails. For guests with hearing impairments, we provide an Auriol Vibration Alarm Clock. If you have specific accessibility requirements, please do contact us before booking so we can discuss whether The Coach House will meet your needs and ensure your stay is comfortable. We’re always happy to provide additional information or photographs of particular areas to help you make an informed decision.
