Hello, I am Serena. Born and raised in Norfolk, I returned in 2006 with my husband Dickie and three daughters to renovate our Georgian old rectory. We’ve been providing luxury holiday accommodation since 2008 and love welcoming guests back year after year. At home, I care for our two dogs, Reggie and Alfie, and four horses alongside managing our cottages. We aim to create a true home-from-home with added luxury, and share Norfolk’s hidden gems through our Digital Welcome Book. We provide everything you might need for a stress-free getaway, from baby equipment to dog essentials, and showcase local produce in our welcome hampers. We’re nearby if needed, but will respect your privacy – ready to help you fall in love with Norfolk’s unspoilt beauty!

About the property
All about the inside:
Access to The Garden House is via the beautiful lawned garden with its box hedging, pleached hornbeam trees and blue and white flowers. The property is all on one level with wide, wheelchair accessible doorways, making it ideal for guests with mobility requirements.
Kitchen/Living Area The open-plan kitchen and living room has a bright, airy feel with vaulted ceilings and exposed beams. The main living/dining room has a comfortable seating area and 50″ flat screen TV with Netflix, Amazon Prime and Disney Plus. The kitchen is fully equipped with everything needed to make your stay stress-free including a fridge/freezer, NEFF cooker and hob (at a height of 920mm), Nespresso machine (with coffee pods), Nutribullet, dishwasher, washing machine, blender, and microwave.
The living area features comfortable seating positioned to enjoy the views through the 3-metre wide sliding glazed door that looks onto the garden – providing a beautiful backdrop for romantic meals for two or simply relaxing on the sofa. The furniture includes a two-seater sofa with chaise at 410mm seat height from the floor.
Bedroom The bedroom features a sumptuous King size Hypnos bed with ample built-in wardrobe space and direct access to the sunny terrace outside via a 1.5m wide sliding glazed patio door. Crisp cotton bedlinen with hypoallergenic bedding ensures a restful night’s sleep after a day exploring the Norfolk countryside. The bedroom door is 760mm wide or more, with unobstructed floor space and plenty of room on either side of the bed.
Wet Room The gorgeous ensuite wet room features a luxurious two-person rainfall shower with a drench shower head and digital power shower. The walk-in shower is level with the floor with no step and is over 1100mm square. The door is 780mm wide, with a wall-hung basin at 840mm high. There’s a pretty view of the church tower from the leaded tudor window, and plenty of space for all your lotions and potions.
Additional Features The Garden House benefits from eco-friendly underfloor heating throughout, ensuring year-round comfort. Technology includes super-fast FREE WiFi internet access in all rooms, a Wonderboom speaker so you can play your favourite music from your phone, and an alarm clock with Bluetooth surround sound and built-in phone charger. For guests with hearing impairments, we provide a vibration alarm clock.
All about the outside:
The Garden House has a beautiful lawned garden with its box hedging, pleached hornbeam trees and blue and white flowers. In front of the glazed south facing facade is an expansive terrace which is accessed from the house via the 3m wide sliding glazed doors with level access.
The south/west facing terrace is a sun trap, ideal for enjoying the peace and quiet with a G&T or glass of fizz. The elegant Barlow Tyrie garden furniture is perfect for lazy breakfasts, afternoon tea or cocktails in the sunshine. There is a dining table at 760mm high with chairs at a seat height of 340mm.
The secure garden provides peace of mind for those traveling with dogs, allowing them to play safely while you unwind. For alfresco dining, there’s a Weber Gas BBQ with gas provided free of charge (April to October)
From the bedroom and main living room there is level access to the terraced area outside via the large glazed sliding doors. For those entering via the Georgian glazed door to the side of the building, there is a small step down to the patio level.
Will this property suit my dogs?
Definitely! You dog will love it whether they are a sniffer, a zoomer, a sun worshipper or even if they are reactive as the garden is fully secure with high walls all round and nothing can be seen from the garden. The house is very well equipped for them and the humans will be so relaxed that they will be too!

- We can accept deliveries from all the major supermarkets and can help coordinate deliveries prior to your arrival if needed.

The Garden House is rated by VisitEngland under the National Accessible Scheme and designed with accessibility in mind. This newly renovated barn is all on one level with wide, wheelchair-accessible doorways throughout. The main entrance offers level access with an alternative entrance via the 3m sliding patio doors, and parking is conveniently located less than 20 metres from the door. Inside, you’ll find good colour contrast between walls and doorframes, spacious pathways between rooms, and a comfortable layout with dimmable lighting options.
The property features an accessible wet room with a level walk-in shower, wall-hung basin, and ample space for manoeuvring. The bedroom and living areas offer generous proportions for easy movement, with furniture that can be rearranged if needed. Additional amenities include a vibration alarm clock for guests with hearing impairments, information available in large print, and non-allergic bedding.
