Oak Cottage is a beautifully, luxury refurbished cottage in the grounds of Church Farm. It’s a wonderful family cottage that is ideal for a family of 4 or two sets of friends, with 2 bedrooms and a family bathroom. There are 3 other properties on site – all offering the same luxury, single storey and very dog friendly accommodation.

If you want separate accommodation all on the same site, then do also look at Lighthouse Cottage (sleeps 4),  The Forge (sleeps 2) and Church Fields Cottage (sleeps 6)

  • The beaches we are so famous for – dog friendly and sandy – are a short drive away.  See our beaches page.
  • Many local dog friendly cafes and pubs to choose from too.  More information on our pubs and cafes page.
  • The nearby towns of Stalham and North Walsham are great for local shopping.
  • Meales Farm Shop and cafe is highly recommended and nearby as is Watsons Cafe at Bacton.
  • National Trust houses of Blickling and Felbrigg are nearby as are the famous East Ruston Old Vicarage gardens.
  • The Norfolk Broads are very easily accessible from here.
  • Take your dogs out on a hired boat and see this beautiful wetland area we are so lucky to have on the doorstep.

About the property

All about the inside:

Enter through the main double glazed front door.  This then leads you in to the hallway with the feature rustic pipe light fittings and matching coat hooks. ​The cottage has been fitted with master light switches. At the front door there is a switch that will turn off all the lighting throughout the property. Each additional room has its own master switch where the lights can be controlled from. Kitchen area
Open plan with high oak beamed ceiling. Fully fitted and very well equipped for self catering. Includes a built-in electric oven, induction hob, microwave, retro fridge freezer (44L freezer), dishwasher and washer/dryer.

Dining area
Extendable solid oak dining table and chairs.

Sitting area
Comfy leather seating with a large smart TV with DAB radio, DVD player and Freeview. The TV unit is stocked with DVDs, books, magazines, games and plenty of information on places to visit.  From here the double patio doors lead out on to the large courtyard area with additional access to a large communal grassed area.

Double bedroom
Fabric double bed, shabby chic chest of drawers and matching bedside tables. There is an antique rack and hook for hanging clothes, with further hooks behind the door. There are patio doors leading out to the large courtyard from this room too.

Twin bedroom
Faux leather ottoman twin beds, small wooden chest of drawers/wardrobe combo and matching bedside table. Want some beach towels?  Look no further, there is a box of them above the wardrobe.

Family bathroom
The traditional sandstone tiled family bathroom has a bath with an over the bath shower, toilet, basin with storage and a heated towel rail.

Heating
All the way through there is under floor heating and gas central heating. There are thermostats in the kitchen to help adjust the temperature.  You should certainly be nice and cosy here.

All about the outside:

The courtyard is walled and gated  (approx 4ft high) giving you access beyond that to a safe communal enclosed grassed area.  There is a comfy garden table set, parasol and a gas barbecue in the courtyard.  You can park right in front of your cottage.  Gas BBQ available April – October.

Beyond the parking area and separate to the cottages is a dedicated enclosed large paddock for guest use.  Very big, well cared for and with a warm doggy shower to use too.

Will this property suit my dogs?

The immediate outside area is a courtyard so it will be possible to hear other dogs and people (and see them over the top of the wall) but they are secure areas and a good size and if your dogs are sociable and not worried by others, it will be ideal for them.

What IS so good for dogs is the separate paddock just a few steps away from the cottage – it’s huge and well fenced all round with a warm shower area and covered seating too!

  • We ask that you do not smoke in our cottage.
  • If you would like your dog to join you on your bed, please let us know and bring your own bedding.
  • Electric car and bike charging is NOT available at this property.
  • Electric wheelchair charging is permitted – please do let us know so we can advise the best place to do this.
  • Check in is from 4pm, check out by 09.30am
  • We do have to ask that dogs are not left unattended without being crated.
  • Shop: 2.5 miles Pub: 1.5 miles
  • Guests have exclusive access to the cottage and their own enclosed yard area plus shared access to a communal grassed area and also access to our large fenced field.
  • We live in Church Farm, so are on-site when and if required, you are most welcome to come for a chat.
  • Tesco, Morrison’s, Sainsbury, Asda and Waitrose all deliver to our cottage. Please ensure you are here to accept your delivery.

Once we started staying with East Ruston Cottages, we were hooked and instantly knew that this was “our” part of the world. After quite a few years of Sandra and Andy holidaying here with Lauren their daughter and her family tagging along, we stumbled across this property and it all just clicked. The main Farmhouse was big enough for our 3 generations, a big field for the dogs to run and the holiday cottages, all the boxes were ticked. So we all sold our houses in Sidcup, Kent and jumped at the move and we haven’t looked back. We love living here every day, it is like a dream come true! Sea Palling and Happisburgh beaches are our favorites, along with The Star Inn or as a special treat, The Gunton Arms for food. We hope whatever cottage you choose, you enjoy the area as much as us!

 

Accessibility

The barn conversion is all on one level with solid quarry tiles throughout the living areas with carpet in the bedrooms. The tiles are rough and non slip. From the gravel parking area to the cottage there are no steps and the front door has a low profile tread. The patio doors leading out from both the double bedroom and living area have a small tread and 1 step on to the paved patio. A ramp is available on request. The bathroom has an over the bath shower.

Electric wheelchair charging is permitted – please do let us know so we can advise the best place to do this.

“My fiancé, our two dogs and I stayed at Oak Tree Cottage for 3 nights. The surrounding area and initial first impression when we walked in were stunning. You can see that a lot of money has been spent in all right places. All of the fittings and fixtures are a high spec and all of the little touches to make it feel like a home were great. The welcome pack and doggy treats, blankets and beds etc are a nice touch. We thought the cottage was one of the best we have stayed in and I particularly like the mixing of the traditional with the modern. As a base to explore the local area it is very good. We ate in the cottage each night which was a change when we go away, the fact the kitchen is so well stocked with pots, pans, utensils etc made it feel like our own kitchen and we didn’t feel the need to go out for dinner. The owners live on site and are very friendly and helpful, we found ourselves taking a tour of the new barn / cottage they are making and it looks like it will be fantastic as well. We mentioned it was our anniversary and within 20 minutes there was a knock at the door and they had got us a card and bottle of Prosecco – that was really nice and thoughtful and this type of gesture is what makes a stay enjoyable and special. No negatives to speak of and we really enjoyed our stay, so much so we are trying to find a date to book all 3 cottages to bring the family with us! Thank you for your hospitality and we hope you keep up the good work and that the cottages are a roaring success!”

“I had the most amazing break at Oak Tree Cottages, we stayed in the Oak Tree Cottage for a long weekend and we wish we stayed longer! Firstly, the owners are so accommodating and their attention to detail is second to none. The welcome pack is the best I’ve seen and the quality and cleanliness of the cottage was impeccable. You can tell a lot of time and money has been spent to ensure everything is in top notch condition too. There is a lot to do and eat in the area which we loved and the beaches are lovely too (although we went during a cold period) we would love to come back in the summer. “My wife and I stayed in “Oak Tree Cottage”. The accommodation is far superior to any other self catering cottages we have stayed in. From pulling into the lit driveway which lead to the cottages to the brick work and paving we knew we had chosen well – this was before we even stepped inside! The cottage itself has everything you could possibly need and you can tell the quality of all the fittings and fixtures, the master bed even had a Tempur mattress which gave me the most comfortable weeks sleep I think I have ever had. The owners are so friendly and cannot do enough to ensure you have a fantastic stay should you require anything.”

“Oak Tree Cottage was one of the best I’ve ever stayed in. Really well equipped and comfortable and dogs are very well catered for. Everything, from the field for dogs and warm outdoor shower, dog bed and the shared grass area at the back for morning and late night wees was brilliant. The doggy and human welcome packs were a nice touch. The kitchen was very well equipped and the whole cottage was well presented and very clean. The location was great, close to many dog friendly beaches and the Broads. Cromer was only a half hour’s drive away. We really enjoyed our stay and will definitely come back again soon”

Directions

As you enter on to Church Farm Road from the B1159, the entrance to Church Farm is a few hundred yards on the left. You will see a large gravel driveway with a sign post. Follow this driveway through the gates and round the field until you reach the main parking area. Oak Tree Cottage is the cottage near the gates.
